We are proud to announce the newest addition to the special event industry. Tuscan Villa Estate designed by renowned architectural designer Lynn Pries. Located in a private community of Newport Coast. This exquisite villa features a private covered loggia that overlooks serene, graceful gardens with a dark bottom pool, antique water spout, spa and mature trees, including 40 year-old grove grown Olive trees. Outdoor area with fountain and fireplace for guest entertaining. Two unique 18th century fireplaces from wineries in the Bordeaux region of France add to the authentic & unique feel of The Tuscan Villa. Another fireplace and wine cask vegetable garden enhance the intimate rooftop patio. Exquisite floors include antique pavers & antique concrete tiles from Europe and old wood plank floors from a water tower in Maine. Hand hewn old wood beams accent the ceilings and hand glazed walls with custom trompe loeil. The chefs kitchen offers a gorgeous large center island clad in walnut & statuary marble. Use of many antiques throughout the home including many built-in antique doors. Custom iron arbors, trellis and light fixtures reflect the true essence of a Tuscan lifestyle. Landscape design by award winning landscape architect Rick Katzmaier and horticulturist Cristin Fusano featuring the use of contextually appropriate perennials.
The versatility of our estate makes Tuscan Villa an ideal setting for all of your special events. The secluded grounds private atmosphere and breathtaking surroundings provide the perfect backdrop for you to entertain your group with confidence.

Facility Rental & Availability
Tuscan Villa is generally available for private and special events seven days a week with one event per day. Site Fee is 6000.00 per event. Event duration times are for a (4) hour time period between the hours of 12:00 noon and ending at 11:00pm with a prior Set-up time of 1-1/2 hours and Clean up time of 1-1/2 hours. Additional Set up and Clean up hours can be purchased at the fee of 200.00 per hour, no portion thereof.
Wedding Ceremony
The Tuscan Villa offers on-site ceremony included in your site fee. The Beautiful and Unique grounds make an ideal setting for your Perfect Ceremony. Full Seated events accommodate up to 80 guests in various areas of the Villa. Cocktail Receptions accommodate 200+ guests.
Deposits & Payments
A Non-Refundable and Non-Transferable Deposit in the amount of 50% of the Estimated Charges is required to secure your event date. Final payment is due (10) working days before your Event. All payment must be drawn on Local Banks. Out of State Checks require Deposits and Final Payments made by Cashiers Check. All Deposits and Payments are Non-Refundable and Non-Transferable. Facility rental fee is based upon your Guaranteed Minimum Guest Count attending function. Should there be an increased guest count after final payment has been received, any additional fees are due and payable (7) working days prior to your Event date.
Security Deposit
A Security deposit of 1500.00 is required and will be refunded within (10) days after your Event providing the grounds and the entire Property are left in the condition specified in the Clean-up policy

Cancelation
All Deposits and Payments are Non-Refundable and Non-Transferable. The event is not cancelable due inclement weather. Tenting options and pricing will be provided upon request. RedSylver Productions and The Perfection People reserve the right to move your Event should the Property become available for Sale..
Insurance
All Vendors and/or Agents contracted by client for services provided at Tusan Villa are required to provide a Minimum 2,000,000 Proof of General Liability Insurance. In addition, The Tuscan Villa, RedSylver Productions and The Perfection People must be named as Additional Insured. All Insurance Certificates must be on file at least (60) days prior to your Event date.
Vendors
All Vendors must have written pre-approval from RedSylver Productions and/or The Perfection People (60) days before your Event. Any and All Vendors contracted by the Client are independent contractors and are separate business entities contracting for services directly with the client and are the sole responsibility of the client. The client shall indemnify and hold RedSylver Productions and The Perfection People harmless of any claims arising from the actions of contracted vendors, agents and employees.
Parking / Security
Valet parking service is required for The Tuscan Villa and will be added to your Total Estimated Charges. Cost is based on your Guaranteed Guest count. Client is responsible and must take the appropriate precautions to protect guests and /or other persons present at the facility as well as but not limited to their property, automobiles and/or other personal effects. Any personal items left on the property will not be the responsibility of The Tuscan Villa, RedSylver Productions and The Perfection People.

Rehearsals
A one-hour rehearsal by appointment only is included and may be scheduled through RedSylver Productions and The Perfection People prior to your event date. You may meet on-site with friends and family members who are participating in your Wedding Ceremony. Should an event be secured after your rehearsal is scheduled, we will contact you to re-schedule your rehearsal. The morning of your event may be the best time for your on-site rehearsals to take place.
Catering
Complete packages are available and contracted through Red Sylver Productions and The Perfection People. No outside food and/or beverages are allowed to be brought in by the client. Tuscan Villa preferred caterer is A Perfect Affair. Outside caterers subject to written approval. A $1,000. outside catering fee is required for caterers other than A Perfect Affair.
Beverages
Beverage packages are provided by RedSylver Productions and The Perfection People. No beverages are allowed to be brought in by the client and/or any other contracted Vendor or Service. Federal law prohibits the serving of alcoholic beverages to minors and any observation of this will result in immediate Termination of the Event. The general sobriety of the guests is the responsibility of the client.
Entertainment
Volume levels are not to exceed a reasonable level and The Tuscan Villa, RedSylver Productions and/or The Perfect People reserves the right to restrict or end music or entertainment that we do not deem appropriate. Music or PA system must be kept to exceptable levels after 10:00pm per Newport Beach City Ordinance.

Event Clean-up
All clean up is the responsibility of the Client and/ or contracted vendors. The Tuscan Villa must be left in its original condition prior to set-up. All trash must be removed from the premises as well as any items brought in by client, rental company or other vendors.
Lighting and Deccor
All decorations must be flameproof and freestanding. No structural or permanent physical alterations or attachments will be permitted. Candles must have written approval for use on the Property by RedSylver Productions and/or The Perfection People. Client will hold The Tuscan Villa, RedSylver Productions, and/or The Perfection People harmless from any claims arising from the result of use of candles and/or fire hazardous items. Any loose decorations such as birdseed, rice, confetti and /or glitter may not be use on premises or surrounded areas of The Tuscan Villa. Client is responsible for all Damages, Loss, or otherwise for all Decor, Rentals and Props on site for their Event from one Hour prior to Event Start time to one hour after Event ends.
